LOCATION The site is located in the village of Gazeley in Suffolk. Gazeley is located approximately 8km (5 miles) east of Newmarket, 15km (9.3 miles) west of Bury St Edmunds and 38km (23.7 miles) north east of Cambridge.

The site is located on the southern side of Moulton Road, west of Gazeley village centre. The site is surrounded by residential houses and gardens to the east and west, and the parish church, listed Grade I, to the south east.

Listed Building Consent (ref: DC/18/2139/LB) was granted on 15th April 2019 for (i) internal and external alterations in association with conversion from stables and barn to 3 no. dwellings (ii) internal and external alterations to Grooms House including new door to East elevation (iii) opening up of 2 no. original inglenook fire places (iv) convert storage room to ensuite (v) blocking up of internal doorways and (vi) creation of 2 no. internal doorways.

The planning and listed building consents permit the refurbishment of the Groom's House, the conversion of the listed barn to two residential properties and the conversion of the stables to one dwelling and a residential annexe for the west barn. In addition, two cartlodges are proposed along with cycle storage, and a low level brick wall to allow for separation between the residential properties.
