Planning permission has been granted by South Cambridgeshire District Council for Bourn Quarter, a major new industrial development for Cambridgeshire.
Cheffins and joint agents, Savills, are now taking expressions of interest for occupation at the scheme. Set to span over 260,000 sqft of warehouse, production, storage and business space, Bourn Quarter will suit a range of occupiers with the ability to provide mid-tech, lab and R&D space. Construction has already begun on phase 1 of the scheme, with units available ranging from 1,710 sq ft to 26,930 sq ft, which will be ready for occupation from March 2022.
Totalling over 25 acres, Bourn Quarter is set to be a net zero carbon ready development and will be optimised for energy efficiency with high sustainability credentials. The scheme will include an array of roof-mounted solar PV panels, providing renewable energy across the project and through the use of materials with high recyclable content, carbon savings of around twenty per cent have been ensured. As well as the energy efficiency elements, the buildings will be constructed to promote the health and well-being of its occupiers, featuring four acres of green space, amenity areas, a running track and links to local footpath networks, as well as a series of outdoor fitness facilities.
Philip Woolner, joint Managing Partner at Cheffins comments: “Bourn Quarter is a new offering for Cambridgeshire. Whilst providing flexible business space, the inclusion of the wide range of green credentials will ensure that Bourn Quarter will set the tone for sustainable commercial development across the region, following government guidelines on energy efficiency. As there is a major lack of industrial, office and R&D space currently available in the local area, Bourn Quarter will help readjust the balance in terms of supply and demand, whilst also providing the sustainability measures which are sought-after by a number of occupiers within the current market. With a pre-let already agreed with Cambridge Design Partnership, we are now in the market for other occupiers looking to secure high quality space in this remarkable new location. Set within the Oxford-Cambridge arc, Bourn Quarter is within easy reach of Cambridge, London and major motorway networks, whilst also offering an inspirational space for workers. The combination of this strategic location, coupled with significant savings for tenants thanks to the energy efficiency features which have been put in place, will ensure that Bourn Quarter will set the bar when it comes to business space close to Cambridge city centre.”
The site was purchased in January 2018 by Savills Investment Management (Savills IM) on behalf of a pension fund, and since Savills IM has been working with Aitchison Developments as Development Manager and placed a contract with Readie Construction Limited.
