Exning is a village on the north-western edge of Newmarket. It is close enough that people searching for property for sale in Exning get most of the town's amenities and racing connections, while keeping a village address. It has deep history, reputed in local lore as a capital of the Iceni and home to a holy well where Newmarket jockeys once watered their horses, with St Martin's church standing out above the A14. Homes range from period cottages and houses near the old centre, to modern family housing, which appeals to commuters and to people working in and around the racing industry.

Newmarket itself is right next door with far more on the market and the station, while Kentford sits a little further east for another small-village option. Burwell lies to the west towards Cambridge if you want a larger village, and Cambridge is a reasonable commute down the A14.

Why Cheffins?

Cheffins has been selling property across this corner of Suffolk and Cambridgeshire for 200 years, an established firm of estate agents, auctioneers and chartered surveyors founded in 1825. Its Newmarket office covers Exning and understands the racing town's market in detail, from ordinary family homes, to equestrian property with land, backed by the firm's well-known property auctions and rural department. For a village this close to Newmarket, that depth across both the everyday and the equestrian end of the market sets the team apart locally.
