Cheffins has advised the landlord on the letting of the ground and first floor at Denmark House, Angel Drove, Ely, to leading fibre network delivery company, WHP Telecoms Ltd.
WHP Telecoms Ltd will occupy over 27,000 sq ft across the building, at a headline rent of £365,000 per annum, which is a significant expansion from its existing Cambridge Research Park premises. The office will house 120 staff with ancillary storage and industrial space on the ground floor.
The office space comprises a large open plan layout at first floor and has been finished to a high specification, with meeting rooms, conference space, kitchen and WC facilities. There is a lift, fibre optic broadband, substantial power supply and generous parking and outdoor space. WHP Telecoms joins a growing community of occupiers at Cambridgeshire Business Park, including Shearline Precision Engineering, Cambridge Life Sciences Ltd and Australian Laboratory Services.
The landlord, Oil & Gas Holdings, has relocated its operations to Dubai and has retained a portion of the building which currently houses Ubiety Technologies across 14,000 sq ft.
Luke Davenport, Director at Cheffins who handled the deal comments: “This particular transaction has been rewarding as it is a prime example of the detailed market knowledge which Cheffins can bring to its clients. Denmark House was not actively on the market. Our client, who has historically occupied the whole building, was considering its options for how best to use Denmark House for its own business needs in the future. WHP Telecoms’ wish to expand from Cambridge Research Park presented an ideal opportunity to present to our client and happily we have been able to structure a deal where they can both operate from three self-contained parts in the building.
The company’s relocation from an office premises into a multiple function office, workshop and warehouse is an example of another Cambridge business seeking to consolidate its various business needs under one roof. We are experiencing more companies leasing attractive 'mid-tech' buildings, seeking an opportunity to reduce their overall property outgoings by paying an enhanced industrial rent as opposed to a typical Cambridge business park office rent."

Matthew Milne, Business Unit Director at WHP Telecoms comments:
“WHP, like many organisations in the telecommunications sector, has experienced a significant shift in client expectations in recent years. This evolution has necessitated an increased focus on maximising output, quality, and communication more than ever before.
The ability to consolidate all our projects under one roof, alongside the operation of our warehouse facility at the same location, has enabled us to re-establish a truly unified team. The space available at our Ely site also provides an excellent opportunity for organic growth in the coming months, allowing us to fully utilise both the internal and external areas to their maximum potential.
Cheffins has demonstrated a clear understanding of our requirements - particularly in terms of location, their relationship with the building owners, and alignment with our long-term vision. The project’s tight timelines have not only been met but exceeded, enabling us to progress at a remarkable pace and complete the relocation far sooner than anticipated.
We could not have asked for more from Luke and the wider Cheffins team, the experience has been exceptionally well executed and in line with our needs from day one.”
