TBI Manufacturing Ltd has expanded its presence in Mildenhall, taking 44,390 sq ft of light industrial and office space at Chiswick Avenue from Glenstone REIT PLC. The landlord was advised on the transaction by East Anglia-based property consultancy Cheffins.
The property comprises a detached light industrial warehouse with ancillary two-storey offices, set on a 2.38-acre site on the outskirts of Mildenhall, Suffolk. Benefitting from two gantry cranes and low site coverage, the building provides high-quality space suitable for manufacturing and engineering occupiers.
TBI Manufacturing, one of the UK’s leading tube manipulation and fabrication specialists, already occupies three other premises on the estate. The letting was completed on 6th November 2025, within three months of launching to the market, at the quoting rent. The company will take occupation in March 2026.

With the costs of construction putting pressure on quoting rents of new build stock, good quality existing units in that sub £10 per sq ft bracket are experiencing higher levels of demand as occupiers seek out affordable industrial warehousing.
