Cheffins has launched three significant strategic land sites in Cambridgeshire to the open market. Situated in Meldreth, Fordham and Sutton, the sites have the ability to deliver 123 new homes and are all situated in prime, edge of village locations.

The largest site on offer is 7.7 acres in Sutton, near Ely, which has planning consent for 53 new homes. Located on the south eastern edge of the village, the site currently comprises of linear agricultural fields and abuts Garden Close from which it has direct vehicle access. A 5.5 acre site in Fordham has planning consent for 52 new homes. The property comprises of a greenfield site which is currently an arable field and paddocks and directly accessed from Soham Road. Fordham is located between Cambridge and Newmarket and has been designated a Large Village by the Council in the East Cambridgeshire Local Plan. It has a number of services including two schools, a supermarket, pub and two garden centres.

In Meldreth, planning permission has been granted for 18 homes on a three-acre site. The site is located on the western edge of the village and is currently an area of undeveloped land with direct vehicle access. Meldreth is between Royston and Cambridge and is designated a Group Village by the District Council under the South Cambridgeshire Local Plan, benefitting from a village shop, village hall, pub and junior school. The village is also located close to the A10 and has its own railway station which provides services into London Kings Cross in 50 minutes and Cambridge in 15 minutes.
