For the first time since the pandemic in 2020, take up of industrial space in Cambridgeshire topped the long-term average of 350,000 sq ft per annum.

2022 welcomed quality new build supply to the industrial property sector with mid-tech box and light industrial schemes completing at Bourn Quarter and Bar Hill Gateway.

A the end of Q4 2022 85% of the phase 1 units at Bourn Quarter were either under offer or let with Bar Hill at 44% occupancy with more deals to come.

Rental levels at both Bourn Quarer and Bar Hill have been at £13.50 per sq ft and look set to increase to £14.50 in the coming months.

The industry is seeing more businesses taking leases of  mid-tech boxes and fitting them out with higher office content, labs or light assembly workspace.
