Acting on behalf of the landowners, the Cheffins Rural & Development team sold the land for well in excess of the £2.5m guide price. Located at Warish Hall Farm, between the northern outskirts of Takeley and the A120, the land has long-term strategic potential for residential and commercial development.

Takeley is a popular location situated within the M11 and A120 corridor, only three miles from Bishops Stortford and 1.5 miles from Stansted Airport.

Cheffins advised the landowners as sole agents on the sale of the land.

Simon Gooderham, joint managing partner, Cheffins comments: “This is a major long-term strategic site with the possibility to create hundreds of new homes in this popular location. The sale was completed in October following negotiations on behalf of the corporate landowner and a regional property developer. We have seen that the market for both long and short-term strategic land is strengthening, with a number of deals in the pipeline for clients across the region. We expect that as the government continues to try and hit its target of 300,000 new homes per year, with one million homes to be provided by 2024, that the value of strategic land will continue to rise, particularly in well-connected locations.”
