Cheffins has launched a traditional arable farm on the edge of the village of Debden, near Saffron Walden, to the market.
Consisting of 230.18 acres of arable land and woodland, the farm also comes with a two-bedroom chalet bungalow and a series of agricultural buildings. As well as the productive arable land on offer, there is a single block of woodland, known as Brocton’s Plantation, which covers 8.85 acres. Among the outbuildings is a large grain store and a Dutch Barn, as well as a series of other outbuildings which have the potential for other uses, subject to planning permission. The bungalow which is situated on the farm comes with a single garage and a garden with a vegetable patch and greenhouse and is subject to an agricultural occupancy condition.

Land and buildings at Rook End Lane, Debden
Jonathan Purkiss, Director at Cheffins, says: “This is a rare opportunity to purchase a traditional arable farm, complete with outbuildings and a dwelling on site. The land and buildings are being offered for sale without any overage clause. As well as being an attractive proposition for those looking to buy a farm which is set up and ready to go, it is an opportunity for local landowners to increase their holdings. The land market has seen a severe lack of stock during the second half of 2024, however there has been an increase in supply this year and land values in the region are still holding strong at around £10,000 per acre. Demand has been consistent from farming buyers, investors looking for an asset which is likely to see capital growth and also environmental purchasers and developers. Cheffins will also be undertaking a machinery sale on behalf of the family, and this is a great example of how the firm can provide full dispersal services for farmers.”
Cheffins Machinery department will host the auction of machinery from the farm on the 4th September, with a series of tractors, a combine, a self-propelled sprayer and various other implements on offer.
Debden is a sought-after village four miles from Saffron Walden and 17 miles from Cambridge. The village has a primary school, pub, recreation ground and church.
The farm is available as a whole for £3.2 million or in four lots. It is not subject to overage.
