Cheffins has launched West End Gardens in Haddenham, a stylish new development of 54 beautifully designed new one, two, three and four-bedroom homes.

Developed by Palace Green Homes, West End Gardens offers 35 houses available to buy privately and 19 homes which will be on offer to local people through the nationwide Community Land Trust (CLT) initiative.

West End Gardens is the fourth community land trust scheme to be developed by Palace Green Homes in which local residents played a significant part in deciding the size, layout and design of the development. Palace Green Homes and the Haddenham CLT ran a series of community engagement events, ensuring that West End Gardens was a welcome addition to the village. CLT schemes are a government initiative which aim to develop affordable housing and community assets on behalf of the neighbourhood in which they are built, with a cross subsidy from the private development.

Every property at West End Gardens has been expertly designed by local architect, Saunders Boston, with a variety of house types planned to be in keeping with Haddenham village and the surrounding area. Saunders Boston has created an inspired aesthetic with contemporary kitchens and bathrooms and versatile living accommodation across the detached houses on offer. Each property comes with air source heating and double glazing as well as parking and an enclosed garden. The development is centred around a large play space and a series of carefully designed landscaped green areas.

Haddenham is a popular village only seven miles south west of the Cathedral City of Ely and 12 miles north of Cambridge. The village has a range of amenities including a primary school, post office, shops, doctor’s surgery, butchers and public house and a popular café/bistro, as well as an art gallery/studio. For commuters, it is within easy reach of Ely train station which has services to Cambridge in 20 minutes and London Kings Cross in just over an hour.

Mark Peck, Director, Cheffins comments:

“We are excited to be working with Palace Green Homes on what is now their fourth CLT led development. Designed with a modern style and with open-plan layouts throughout, this scheme is a completely new offering for Haddenham and ought to draw interest from a range of different buyers. In view of the current work-from-home edict from the government, these houses will be of particular interest in the current market as there is over 2.5 acres of open space on the site, larger than average gardens and space to work factored into each of the designs. The houses will be finished to a high standard and include underfloor heating, feature fireplaces, quality kitchens and bathrooms and spacious living areas. We have already seen strong interest in the scheme and expect it to be popular with both local buyers and those looking for a countryside home within easy reach of London, Cambridge and Ely.”

Jo Alderson, Sales and Marketing Co-ordinator at Palace Green Homes comments:

“This development is Palace Green Homes’ first scheme with Haddenham CLT and we hope that it will go some way to address housing supply and affordability issues in the local area. Both Palace Green Homes and the Haddenham CLT have worked hard to ensure a continued build momentum despite the challenges of the CV-19 outbreak and are pleased to offer the first new homes to the market. Alongside the smart new homes available to buy, the 19 affordable homes have been pepper-potted around the large site, making them completely a part of the wider scheme. Rental income generated from these homes will be re-invested into other community projects for many years with the development owned in perpetuity by the Haddenham CLT.”

All of the properties will be under a 10-year NHBC warranty.

The show home will be ready in January and the first homes completed by the end of 2020. Prices start from £220,000 for a two-bedroom house.
