Cheffins has advised Cambridge-based technology company, PuriFire Energy, on the acquisition of an 11,000 sq ft light industrial unit at The Way, Fowlmere.

Located within the South Cambridge science and technology cluster, the building is owned by investor and developer Gen Two Real Estate. The unit offers high-quality office accommodation, 220 kVA three phase power supply, a gantry crane, 7.5 metre eaves height, dedicated car parking, and modern industrial facilities, making it well suited for flexible repurposing by innovative businesses.

PuriFire Energy, founded in 2019, is pioneering technology that transforms wastewater into green hydrogen and bio-methanol, with the aim of decarbonising shipping and chemicals. The company has recently attracted strong investor support, raising £2.7 million in seed funding in 2024, followed by additional £2 million in non-dilutive financing in 2025.

The landlord purchased the industrial site in 2022, which comprises of 74,500 sq ft across five buildings, on a site of just over five acres. The site is situated in the heart of the South Cambridge science cluster, and close to other established centres including Babraham Research Park, Melbourn Science Park, the Wellcome Genome Campus and Chesterford Research Park.

Luke Davenport, Director at Cheffins which handled the deal comments: “This is a great example of how industrial buildings can be repurposed for use by tech companies and start-ups. PuriFire Energy are at the start of a very exciting journey, and this building ought to give them the launchpad from which to develop their company. Industrial buildings continue to be sought after and can often provide a cost-effective solution for companies in their infancy. Moving forward, I expect to see demand increasing for versatile light industrial property around Cambridge, particularly premises with the capability to secure substantial power supplies.”

Neel Shah from PuriFire Energy comments: “Following an extensive search in the Cambridge area, we're delighted to have secured a suitable site for our new R&D centre. The facility is situated close to our corporate headquarters in Cambridge and will serve as PuriFire’s innovation hub, driving the development and deployment of our patented technologies to advance green fuel solutions and production.”

Cheffins has been instructed by Gen Two to market the further four industrial buildings at The Way, alongside joint agent, Bidwells who acted for Gen Two on the PuriFire letting.

Daniel Sterling, Director at Gen Two comments: "We are pleased to welcome PuriFire Energy to The Way, Fowlmere. The estate continues to appeal to both R&D and industrial occupiers by combining practical, well-located refurbished accommodation at accessible rents, creating an environment where a diverse range of businesses can establish and grow with confidence."

The Way is set in the centre of Fowlmere village, 7.5 miles south of Cambridge and 6 miles north-east of Royston.

The deal was completed on 15th August 2025.
