Description

A fantastic opportunity to purchase 1.65 acres (0.668 ha) of grassland located just off the High Street of the popular Cambridgeshire village of Guilden Morden. The land is flat and even and mainly laid to grass with a number of young trees within the perimeter. To the rear of the land there is an old timber framed stable block under a pitched clad roof which is in a very dilapidated state and requires replacement. The boundaries are marked by a variety of timber fences and mature trees and shrubs which ensure a high degree of privacy. The land has been in the same family ownership since 1941 and it is understood that they have accessed the land with vehicles during this time. See legal pack for details.

Location

When entering the village from the south or the north along Trap Road, take the turn into Church Street and proceed to the end of this road. Turn left onto High Street whereupon Church Lane will be found after a few hundred yards on the left hand side directly opposite the old Three Tuns pub (Florin Interiors). The land is found approximately 45 yards along Church Lane, on the right hand side, with a rusty 6-bar gate marking the entrance. Guilden Morden is a popular village, about 16 miles south west of Cambridge and 5 miles west of Royston in Hertfordshire. The village has limited facilities including a pub and village shop whilst it is only 3 miles from the nearest mainline railway station between Ashwell and Steeple Morden.

Auctioneers Note

The land is sold subject to an overage clause for any development other than for agricultural or equestrian use. Please refer to the auction legal pack for details.
