The property is located to the north east of the village of Mendlesham in Mid Suffolk District Council. Mendlesham is located 11km (6.8 miles) north east of Stowmarket and 18km (11.2 miles) south of Diss. DESCRIPTION
The subject site comprises an rectangular arable field measuring 2.3 ha (5.68 acres), the boundaries of which are comprised of hedgerows and grass verges. Outside and adjacent to the site are primarily arable or grassland fields to the east, north and west with the village of Mendlesham immediately to the south. The site falls from south to north across the entire site.

A further 2.3 ha (5.68 acres) to the north east of the site could also be available for sale by separate negotiation.

PLANNING
Outline planning permission (ref: DC/19/05915) was granted by Mid Suffolk District Council on 13th October 2020 for residential development of up to 20 dwellings and creation of vehicular access, with all matters reserved except for access.

The consent is subject to a Section 106 Agreement dated 8th October 2020 which requires 7 of the dwellings to be Affordable Housing. There are other contributions including £14,400 towards School Transportation Contribution.

COMMUNITY INFRASTRUCTURE LEVY
The Purchaser will be required to pay the District Council a Community Infrastructure Levy of £115 / m² GIA plus Indexation for all open market development.

WAYLEAVES, EASEMENTS, COVENANTS AND RIGHTS OF WAY
