Basic Payment Scheme/Contracts:
The land is registered as eligible for the Basic Payment Scheme. The Purchaser will be required to pay £1,000 in addition to the
Purchase Price as a Condition of Sale with the connection of the Transfer of Entitlements. The 2018 Claim to be retained by the
Vendors with the Purchaser ensuring all Cross Compliance requirements for the 2018 Claim year are met. There are no contracts/quotas included in the Sale.

Wayleaves, Easements and Rights of Way:
The property is offered, subject to and with the benefit of all existing rights of way whether public or private light support drainage or water electricity supplies and other rights and obligations easements quasi-easements and restrictive covenants
and all existing and proposed wayleaves, poles, masts, pylons, stays, cables, drains, water, gas and other pipes whether referred to herein or not.

Apportioned to the Date of Contract. The land is situated in the catchment of the Southery and District Internal Drainage Board.

Tenant Right/Dilapidations:
All matters of Tenant Right included in the Sale. The Purchaser shall not be entitled to claim Dilapidation.

There is an Irrigation Licence which will be transferred to the Purchaser. The Licence Number is 6/33/50/*S/0059. A copy of the
Licence is available on request.

Terms of Sale:
The property is initially offered for sale by Private Treaty as one lot. The Vendors and their Agents reserve the right to invite best and final offers and/or conduct a private auction within a pre-determined timescale if required.

Completion:
Completion to be within 4 Weeks of signing Contracts.
