PLANNING A change of use from an agricultural building to a 4 bedroom dwelling was granted on the 23rd December 2014 by East Cambridgeshire District Council with a planning reference number of 14/01268/ARN.

DIMENSIONS The existing steel frame barn measures approximately 45' x 30'.

AGENTS NOTES : Permitted development would be subject to the following additional conditions:

1. No development shall take place until full details of hard landscape works have been submitted to and approved in writing by the Local Planning Authority. These details shall include: hard surfacing materials. The works shall be carried out in accordance with the approved details prior to the occupation of any part of the development or in accordance with a programme agreed with the Local Planning Authority.

Reason: To assimilate the development into its surroundings, in accordance with policy EN1 of the East Cambridgeshire Core Strategty 2009 policy ENV1 of the Draft Local Plan (pre-submission version) as modified.

2. Prior to the first occupation of the development the access shall be laid out as shown on Drawing No. 05/1252/14 and shall thereafter be retained for that use and free from obstruction.

Reason: In the interests of highway safety, in accordance with policies S6 and S7 of the East Cambridgeshire Core Strategy 2009 and policies COM7 and COM8 of the Draft Local Plan (pre-submission version) as modified.

3. Prior to the first occupation of the development sufficient space shall be provided within the site to enable vehicles to enter, turn and leave the site in forward gear and to part clear of the public highway. The area shall be levelled, surfaced and drained and thereafter retained for that specific use.

Reason: In the interests of highway safety, in accordance with policies S6 and S7 of the East Cambridgeshire Core Strategy 2009 and policies COM7 and COM8 of the Draft Local Plan (pre-submission version) as modified.

4. The vendor will retain ownership of the driveway measuring approximately 5m wide and running the length of the northern boundary shown cross hatched on the plan. The purchaser will have unrestricted rights of way to use the driveway as an access to the plot.

5. There will be a restrictive covenant stating that no caravans are to occupy the site apart from one temporary caravan during the construction work.

UPLIFT CLAUSE : If within a period of twenty five years from the date of the conveyance, the purchaser or their successors in title obtain planning permission for any additional residential or commercial development then the purchaser will pay to the vendor 25% of any increase in value attributable to the planning permission within 3 months of the date of the planning permission being granted.
