Location Littleport is a village (population circa 8,738) located on the A10 approximately 5 miles north of Ely and 20 miles north east of Cambridge.

Planning Outline planning permission (ref. 21/00945/OUT) was granted on 20th August 2021 for the erection of 7 dwellings including means of access.

Condition 4 of the planning permission requires the access from Grange Lane to have a minimum width of 5m for a minimum distance of 15m from the edge of the highway carriageway.

Condition 5 of the planning permission requires the developer to submit a written scheme of investigation and undertake any required archaeological work before commencing development on site.

The illustrative site layout plan assumes the following mix of houses:

2 x 2 bedroom dwellings - 82m² each

4 x 3 bedroom dwellings - 2 x 108m² and 2 x 127m²

1 x 4 bedroom dwelling - 165m²

Access Road The purchaser will be granted a right of way over the access road shown coloured brown on the plan subject to the purchaser and their successors in title contributing a proportion of the maintenance, repair and renewal of the access road according to user.

The purchaser will be granted a licence to enter onto the vendor's retained land for the purposes of upgrading the access road as required by condition 5 of the planning permission.

Fencing The purchaser will be required to erect a 1.2m high post and rail fence between the points shown marked A-B on the plan within 3 months of completion of the upgrade to the access road.

Community Infrastructure Levy A Community Infrastructure Levy of £58.68/m² on all development will be payable to East Cambridgeshire District Council.

Tenure The property is offered for sale freehold with vacant possession on completion.
