Location The subject property is located on the south eastern edge of Sutton in Cambridgeshire approximately, 11km (7 miles) west of Ely, 24km (15 miles) east of Huntingdon and 26km (16 miles) north of Cambridge.

Sutton is designated as a Large Village by the Council under the East Cambridgeshire Local Plan. Sutton is bypassed by the A142, which passes the village immediately to the north and provides access to the A10 to the east and the A141 to the west. There is a regular bus service to Ely and Cambridge. The nearest railway station is at Ely.

Description The property extends to an area of approximately 3.13 hectares (7.73 acres) and comprises small scale, linear agricultural fields. It is enclosed by existing development, boundary hedgerows, trees and woodland. The site abuts residential properties on Garden Close to the west and grazing paddocks to the east. Planning Outline Planning Permission was granted at Appeal (ref: APP/V0510/W/18/3195976) on 18th January 2019 for the erection of up to 53 houses to include public open space and details relating to access.

Access Road Vehicular access to and from the site is proposed from Garden Close. It is considered the opportunity may also exist to provide a new pedestrian link to the existing public footpath and recreation ground to the south.

Wayleaves, Easements, Covenants and Rights of Way There are no public rights of way running through the site. The property is sold subject to all wayleaves, easements, covenants and rights of way whether or not disclosed.

Tenure The freehold of the property as shown edged in red on the plan is offered for sale with vacant possession on completion.
