Presenting your Home

Good presentation will help you realise your home’s best potential value. Some useful tips are shown on this page which will help you prepare your home before you put it on the market and create a positive impression for prospective buyers.

Useful Tips for Vendors

First impressions count!

First impressions really do count so, unless you are selling a renovation project, make sure your home is in good decorative order. Touchup any damaged paintwork (redecorating can be a laborious task which may put people off). Remember though, that most people prefer a blank canvas – interior décor is very subjective in terms of taste – so if you are repainting, go for whites and creams. It may be a good idea to replace patterned curtains with plain ones at the same time and lay some plain, inexpensive, natural colour carpet in place of bold patterns.

Bathrooms and kitchens really do help to sell houses - it may even be worth investing in a new bathroom suite, or in shiny new taps, or replacing kitchen unit doors or worktops.

Don’t forget the exterior! Tidy the front and rear gardens – get rid of weeds, mow the grass, trim bushes and hedges, put away any toys or rubbish bags and remove cars from the driveway. It may even be worth planting some flowers to brighten things up. Remember, most people will drive past a property before they arrange to view and if it looks untidy, they probably won’t make an appointment.

Finish off any outstanding jobs - most people want a house that doesn’t need repairs doing. Also, your house should look as though it’s been cared for, so replace any items such as cracked glass, missing door handles or broken switches.

Remove clutter. Pack away toys, books, magazines, DVDs, coats and shoes and put them out of sight somewhere. Your house will then look a lot bigger (and far more attractive) to prospective buyers.

Clean your home thoroughly from top to bottom, including the windows, everything should look sparkling fresh!

Make your house look loved! Arrange some fresh-cut flowers. Display any interesting objects or antiques you may have. Use loose cushions and throws to make sofas more inviting (take some inspiration from the interior design magazines in terms of styling).
