The site is situated within an area of principally residential development within half a mile of the central area of Soham.

PLANNING
A small area of the site is situated within the Conservation Area for Soham, as defined under the East Cambridgeshire District Local Plan adopted 1st June 2000.

The Soham Masterplan Vision has been approved by the East Cambridgeshire District Council and is a document that sets out the major opportunities at Soham in order to attract jobs and investment to ensure a sustainable future for the town through the 21st Century. Part of the Soham Masterplan Vision is likely to be incorporated within the Site Allocations Development Plan document, which is currently in the course of consultation.
The Site Allocations Options Paper July 2010 identifies the entire site as a potential housing site within Soham for up to 38 units overall within the Plan period.
Access for the proposed development is off Gimbert Road. See attached letter from the Cambridgeshire County Council dated 23rd February 2006
As part of the development a pedestrian and cycle link will have to be provided on to Berrycroft and potentially on to the footpath to the West of the site.
At least 30% of the dwellings will need to be for affordable housing.
Contributions towards infrastructure, community services and facilities will be required.
