New Industrial Building Planned at Newmarket Business Park

Development at Newmarket Business Park is moving into the next phase with the submission of a planning application for a large new industrial/distribution building at Plots 9-11.

Advised by Cheffins, Hamilton Land is investing in the construction of a new 60,000 sq ft high bay warehouse that will be built to a flexible design suitable for possible subdivision into units of 20,000 sq ft, 30,000 sq ft or 40,000 sq ft.

The unit will be finished to a shell and core specification, so occupiers can develop their own individual layouts. Key features include 8m eaves height, five dock levellers with electrically operated roller shutter doors and a power floated concrete floor. The three acre site will include 40 car spaces and 23 lorry spaces. There will be a substantial yard area and office space, or possibly a useful mezzanine floor, could be incorporated subject to planning.

Steven Harvey, letting agent for the scheme at Cheffins comments: “Over the last couple of years, Hamilton Land have had great success in proactively building high quality new industrial space because demand is outstripping supply in this popular location.”

Newmarket Business Park is an established commercial park with excellent access to the road network. It is almost adjacent to the A14 (J37), enabling fast access to Cambridge and the East Coast ports, plus Stansted Airport, the M25 and London via the A11/M11.

Nearby occupiers include Taylor Wimpey Plc, Howdens, Smiths News, Countryside Farmers plc and Ridgeons, plus Studlands Retail Park is within a short walking distance. The brand new Tesco Extra on Fordham Road provides a valuable amenity for staff.
