Work begins in March on largest Cambridge spec consented warehouse since 2002

Construction work is due to start in March on the largest speculative consented warehouse built in Cambridge since 2002 and set to be completed in October.

The warehouse is part of the first wave of new speculative development at Buckingway Business Park in Cambridge.

 

The first phase will total 75,176 sq ft in two units (unit 1 and 2) and unit 2 will be the largest speculative consented warehouse built in Cambridge since 2002.  

Constructed by Goya Developments and funded by Barwood Capital, when complete the development will comprise four large, high quality industrial and warehouse buildings, ranging from 25,176 sq ft to 50,000 sq ft. Goya intends to build the scheme out on a speculative basis, securing tenants on completion.  

Each unit at Buckingway Business Park will include fully-carpeted and heated offices and smart, attractive entrance lobbies. To encourage ‘green commuting’ the buildings will have bike shelters and an electric car charging point. Each building will have dedicated outdoor space and extensive car parking.

Buckingway Business Park is ideally located close to the A14, allowing easy access to Cambridge, Huntingdon and north London in an area where there is a severe imbalance between supply and demand for industrial space. Occupiers of the new units will benefit from 8 or 10 metre eaves height, plus 40-50 kN/m² of loading space. The buildings will have photovoltaic panels and solar walls to generate heat and energy, as well as motion sensitive lighting and energy monitors to help reduce energy use. Goya has estimated that the buildings have the potential to cut energy bills for occupiers and operate at a 40 per cent reduction in carbon emissions compared to similar units.  

Across the A14 from Buckingway Business Park is the Cambridge Service Area, which offers a wide range of amenities for staff including, M&S Simply Food, Costa Coffee, Le Petit Four Francais, KFC and McDonald’s.   Buildings at the final phase are available on a leasehold basis.
