STRATEGIC RESIDENTIAL SITE FOR SALE

Cheffins is marketing Chestnut Farm, Girton, which forms part of a site for 1,100 homes in Cambridge as a medium term investment. Chestnut Farm is located south of the A14 and near Girton College, covering just over 46 acres.

Currently rented to NIAB as agricultural land, the overall site has received an allocation from the South Cambridgeshire District Council for 1,100 residential dwellings and associated infrastructure, including a secondary school to serve the area.. It will benefit from being adjacent to the NIAB1 (National Institute of Agricultural Botany) development site.which has received a resolution to grant planning permission for 1,593 dwellings, a local centre with mixed retail and community facilities, a primary school, open space and recreational facilities.

It is intended that the allocation for Chestnut Farm site will be granted planning permission during the development of NIAB 1 to provide continuity for the overall development of the area.

Philip Ambrose, Cheffins Director handling the sale, says: “It is a highly attractive investment which will continue the expansion of Cambridge within the boundary of the A14. There is an income from the agricultural letting but the value of the land lies in its allocation for residential development.

“It would be attractive either to an institutional or private investor looking for medium term capital growth.”

The site is for sale by informal tender with a closing date for tenders at 12 noon Monday, 12th September 2011.
