Record results at Property Auction

Last week’s Cheffins Property Auction had a record turnout – 150 people crammed into the saleroom, every property sold and £2.75 million realised in less than an hour and a half. Even the public toilet in Sawston sold at 50 per cent over its guide price, for £37,000.

Auctioneer Simon Gooderham said: “Properties with refurbishment potential still have a strong demand. Private buyers, property investors and builders are still in the market and competing. Examples of the level of interest are shown by some of the prices achieved.”

29 Hardwick Street, Cambridge
CAMBRIDGE VICTORIAN TERRACED HOUSE TO MODERNISE

A bijou Victorian cottage in the highly popular Cambridge suburb of Newnham Village, this property requires refurbishment and a planning application has been made for a loft conversion and extensions at ground and first floor level to increase it to at least four bedrooms.

The guide price was £300,000 to £325,000. It sold for £334,000.

Rookery Farm Barns, Gt Wilbraham
PERIOD BARNS IN CAMBRIDGESHIRE VILLAGE

A superb collection of period barns in the centre of the Cambridgeshire village of Great Wilbraham offer great potential for residential conversion. Fronting the main street, the barns total around 8000 sq ft and sit on the edge of a three-quarter acre site.

The guide price was £180,000 - £200,000. They sold for £311,000.

CHILDREN’S CLOTHES SHOP FOR WC CUBICLES

One of the more bizarre properties coming to the Cheffins property auction is a public toilet in the main shopping street of Sawston, south of Cambridge.

The guide price was £20,000 - £25,000 and it sold for £37,000 to a local resident planning to open a children’s clothes shop.

ASHDON REDEVLOPMENT SITE

Springmead at Ashdon, near Bassingbourn, a detached bungalow with an acre of land, requiring complete refurbishment with potential for extension/replacement subject to obtaining planning permission, was priced at between £380,000 and £400,000, eventually sold for £506,000.
