March Property Auction - projects galore

A mid-Victorian chapel and two former village pubs are among the renovation projects going under the hammer at Cheffins next property auction on 3 March. There is also a residential plot of land and an inter-war semi in need of major renovation.
Cheffins Auctioneer Simon Gooderham expects a lively crowd in the saleroom. He says: “These projects are ideal for houseowners who want to try their hand at an interesting renovation to which they can add value or for smaller building firms. Guide prices range from as low as £60,000, so they are within reach of a wide audience.”

The chapel is at Causeway Road, in the attractive village of Broughton, near Huntingdon. It is a single storey redundant Baptist Chapel built in 1861 of brick construction under a pitched slate roof, and comprises a single span hall with a gross internal floor area of 67 sq m (721 sq ft). The approved scheme provides for a ground floor entrance hall, kitchen and bathroom with open plan living/dining area and a mezzanine sleeping area. The guide price is £60,000 to £70,000.

The former Red Lion public house, Kirtling, near Newmarket, is a country inn of timber frame and plaster construction under a clay pan-tiled mansard roof standing in more than half an acre. The property is principally a two-storey detached with later additions to the side and rear. It has been extended to include a single-storey restaurant and double garage.
Simon Gooderham says: “It is a great opportunity to purchase a freehold public house with planning consent for an additional three bedroom house in the grounds.”
The internal accommodation consists two bar areas with a single servery, entrance lobby, restaurant, trade kitchen and level beer cellar, two male and female wc’s. The self contained accommodation is partly ground and first floor and comprises three bedrooms, first floor bathroom, kitchen and conservatory.
Outside, there is gravelled parking area to the front and side of the property and gardens to the front, side and rear and detached double Garage. The total site extends to approx 0.53 acres (0.22 ha). The guide price is £220,000 - £240,000.

The other former pub is Hunters Fen, Twentypence Road, situated on the outskirts of the well served village of Cottenham. Although already converted to four bedroom house it has scope for further expansion. With generous gardens and off-street parking, it was formerly the White Horse public house. The guide price is £240,000 - £250,000.

The semi-detached renovation property is 14 Cottenham Road, Histon, Cambridge, sitting in a generous plot. Built about 1920/30 of brick and part rendered construction beneath a timber pitched hipped and plain concrete tiled roof, the property is in need of structural repair and requires complete renovation. It has two reception rooms and three bedrooms with bathroom and separate wc. The guide price is £150,000 - £170,000

The main building plot at the auction is at the rear of 56 West Drive in Highfields, Caldicote. It measures approx. 34m by 16m and has planning permission for a substantial five bedroom chalet style property. The guide price is £120,000 - £130,000.
