SHORTAGE OF QUALITY SPACE PUTS FOCUS ON NEWMARKET
The sale of a 58,000 sq ft warehouse near Bury St Edmunds recently has intensified the shortage of large quality commercial space along the A14 between Bury and Huntingdon reports Philip Woolner at Cheffins. He says: “This has been a growing problem since the beginning of last year as demand outpaced new supply. Any firm looking for quality distribution or factory space along the region’s main highway faces a considerable delay because most sites will start from scratch – taking up to 12 to 18 months to complete.”
He reckons that a 20,000 sq ft business unit planned for Newmarket Business Park will benefit from this shortage not least because of the speed it can built. The developer, Hamilton Land, has a site for up to 20,000 sq ft which is ready to go, complete with detailed planning consent and steelwork ready to erect. Philip Woolner said: “It could be ready within four months of signing a contract and that gives a tenant a flying start, particularly as we can tailor the building to their specific needs in that time.
“We also have a total of four acres of development land allocated in the Local Plan for employment uses and can accommodate up to 81,000 sq ft of new commercial buildings subject to planning. Plot 8, however, is ready to go and could be split to provide units from 4,000 sq ft up to the full 20,000 sq ft. for Class B1 (Office, Light Industrial, Research and Development), B2 (General Industrial) and B8 (Storage and Distribution) uses. It is available either freehold or leasehold
Located immediately opposite Plot 8 is the most recent new occupier at Newmarket Business Park, Smith’s News who relocated their East Anglia distribution centre to the development.
