Early in 2011 we took the decision to re-brand to 'Eastern Counties Property Auctions' and widen our area of operation to offer our property auction services across the whole of the Eastern Counties to cover Cambridgeshire, Suffolk, Norfolk, Essex, Hertfordshire, Bedfordshire and Northants. We've had an excellent response to this expansion, and have received instructions to offer properties from all corners of the region - this demonstrates that our Cambridge-based salerooms are ideally located as a regional auction centre to provide targeted marketing across the Eastern region and into London and the Midlands.
Our 5 auctions during the year have included a wide range of property types, including numerous parcels of agricultural/amenity land, development land, commercial and leisure properties, as well as residential investments and refurbishment opportunities.
Some of the more memorable instructions during the year have included a single garage close to Cambridge city centre which sold for £54,000, and a small Hertfordshire farmstead (4.75 acres with dwelling and buildings) which sold for £614,000 (nearly 25% over guide price!). A pair of redundant period cottages with 2 acres adjoining the perimeter fence of Stansted Airport sold for £256,000 and a 34 acre water skiing lake near Cambridge sold for £240,000. We've also handled the sale of a portfolio of sites from Cambridgeshire County Council and several public houses on behalf of Charles Wells Ltd.
The demand for agricultural and amenity land has continued to strenghten throughout the year and this is expected to continue into 2012 - with so much pent up demand in the land market, auction is an ideal way for sellers to capitalise on this competitve interest.
Despite all of the economic doom and gloom, the commercial and residential sectors have held up surprisingly well in 2011 demonstrating that there are still a number of buyers seeking to invest and expand their portfolios. We have achieved successful results for several clients looking to secure sales within a realistic timescale - these have included LPA Receivers, Local Authorities, Trustees/Charities, Executor and Probate sales, Companies and Private Owners as well as working with Joint Agents.
Overall in 2011, we are delighted to have achieved such a high sales percentage with 84% of the lots offered being sold (compared to 75% in 2010) - the main keys to this success have been realistic pricing, extensive marketing/promotion and well prepared legal documents.
Looking ahead, 2012 is shaping up to be another challenging year for the property markets, but this will almost certainly create opportunities and we look forward to helping our clients achieve successful results and meet their objectives for the forthcoming year.
We will be holding 4 larger auctions throughout the year, focusing on a greater number of properties per auction. This will allow more time to prepare properties for marketing, and provide a longer marketing period to promote each of the properties in order to maximise the chances of selling and achieving the best price.
