COUNTRY COTTAGES DOMINATE PROPERTY AUCTION

Country cottages for conversion as holiday homes or as family residences from across the region dominate the catalogue for the next Cheffins Eastern Counties property auction on 13 July in Cambridge.

Near Huntingdon, at Warboys, are Foxhole Barns which offer an opportunity to purchase a range of barns with planning permission for conversion to a pair of self catering holiday letting units. They have been partially converted and require finishing works. The auction estimate is £130,000 - £150,000.

A bit further north, about four miles from Littleport, is a detached Victorian brick and tile cottage at Southery with nearly a third of an acre which needs total renovation. It has a super rural position, says auctioneer Simon Gooderham, overlooking the River Great Ouse. The auction estimate is £50,000 - £75,000.

A much more ambitious project is located at Takeley, near Stansted. This property is a pair of fire damaged 18rh Century cottages with later additions. Simon Gooderham says: “This is obviously more challenging and probably more suited to a builder-developer. The cottages sit in around two acres. They were originally intended to be compulsorily purchased by BAA but this was withdrawn last year. The auction estimate is £225,000 to £250,000.”

Two development projects are also in the auction. About two and a half miles from Ramsey is a freehold residential site of nearly half an acre with planning permission for two detached and two semi-detached dwellings with an estimate of £150,000 to £200,000.

A particularly interesting site is located further north at Stoke Ferry, near King’s Lynn. It was originally sold at a London property auction in 2007 for £1.5m at the height of the property boom. It now has an auction estimate of around £400,000. The site consists of a former railway station site which includes the Station House and several other buildings including a pair of semi-detached cottages and the former engine shed. Planning permission hAs been granted for a total of 13 new residential units and refurbishment of the cottages.

Also in the auction are several commercial sites and a number of plots of agricultural land near WIcken. Fordham and Sawston.
