BUMPER CROP OF PUBS AND HOTEL

Four attractive pubs and an Edwardian hotel in Cromer head the list at the Eastern Counties Auction being organised in Cambridge by Cheffins for 30 November.

The pubs are located in Cambridgeshire, Buckinghamshire and Northamptonshire and auction estimates range from as low as £220,000 up to £270,000. Three are period properties.

The Cromer property, Anglia Court Hotel, is on the seafront and contains 29 bedrooms. It has an auction estimate of £325,000 - £375,000, and could be renovated as a modern hotel or converted for other uses, including residential.

CAMBRIDGESHIRE PUB

The Royal Oak pub at Hail Weston, is an attractive Grade 2 listed timber frame and thatched property in the centre of the village, about 21 miles to the east of Cambridge. Cheffins auctioneer Simon Gooderham said: “Although currently trading as a public house, it may offer potential for an alternative use as a superb period house or restaurant, subject to consents.”

The auction estimate is £260,000 - £270,000 freehold.

TWO NORTHANTS PUBS

The Northamptonshire pubs are the Vivian Arms, Wellingborough, and the Dog & Partridge, Titchmarsh, near Kettering.

The Vivian Arms is a substantial red brick and slate building currently trading as a public house but with potential for conversion/redevelopment. It occupies a prominent location in an established residential area close to the town centre. The auction estimate is £220,000 - £230,000.

The Dog & Partridge is an attractive listed period property of natural stone and tiled construction situated in the village of Titchmarsh. It is not currently trading as a public house and could offer potential for alternative commercial or residential use subject to planning and listed building consents.

The auction estimate is £255,000 - £265,000

BUCKINGHAMSHIRE PUB

The White Hart at Stoke Goldington, Buckinghamshire, is a delightful Grade 2 listed Public House.. The original building is of traditional stone construction under a thatched roof with later single storey brick extensions. It is not currently trading as a public house and it is considered that there may be potential for conversion to residential or commercial use subject to consents.

The auction estimate is £230,000 - £240,000 The joint agent for the four pubs Is Gerald Eve LLP Chartered Surveyors & Property Consultants. The auction includes 13 lots with residential properties and a 32 acre fishing lake at Hemingford. It takes place on 30 November at Cheffins Cambridge auction saleroom.
