DESCRIPTION A single level parcel of productive arable land extending to 22.32 acres (or thereabouts.) The land is classified as Grade 2 and is a chalky boulder clay capable of producing good yields of combinable crops. The land is currently farmed on an arable rotation of combinable cereal and break crops and is drilled to 1st wheat for the 2009 harvest. Access to the land is directly off Top Road, Wimbish Upper Green.

LOCATION The land is located at Wimbish Upper Green and is situated approx 1 mile south of the village of Radwinter. The medieval market town of Saffron Walden is approx 5 miles to the west.

SINGLE FARM PAYMENTS The land is registered with the Rural Payments Agency for Single Farm Payment. There are 9.12 normal entitlements registered to the land with a 2006 value of €340.44. It is intended that the entitlements will be transferred to the purchaser within the agreed sale price and the vendor shall use their best endeavours to transfer such entitlements in accordance with the regulations prescribed by DEFRA and the RPA.
