DESCRIPTION
 An enclosure of pasture land extending to 4.971 acres (1.99 hectares) or thereabouts, strategically located to the north of Soham.

LOCATION
Soham is the second largest settlement in East Cambridgeshire situated upon the A142 road approximately 6 miles equidistance from Ely and Newmarket and 15 miles to the North of Cambridge. Soham has a good range of facilities and a population of circa 10,000.

PLANNING
The site is allocated for employment use within the East Cambridgeshire District Local Plan adopted June 2000. The Core Strategy under the Local Development Framework was adopted by the East Cambridgeshire District Council on 20th October 2009. The adoption of the Core Strategy means that most of the policies within the East Cambridgeshire District Council Local Plan June 2000 have been superseded, however, a number of policies are still saved until the adoption of the Site Specific documents. 
The Soham Masterplan Vision (a non-statutory plan) was approved by the East Cambridgeshire District Council on 25th May 2010, as the Council’s long term vision for the future of Soham into the 21st Century. Under the Soham Masterplan Vision the land has been designated as a park with a retail centre and business park immediately to the North boundary of the site. The Site Allocation Options Paper July 2010 (a development plan document) identified land to the West of Northfield (to include this land) as a potential location on the edge of Soham for additional housing growth for up to 240 dwellings. It is, however, not a preferred option.
Representations have been made on the Site Allocation Options Paper for residential use on this land.

OVERAGE
An overage payment of 50% will be reserved to the vendor for a period of 25 years on any subsequent sale of the land with the benefit of an enhanced planning permission or on the implementation of any enhanced Planning Permission. Any such payment will be calculated net of costs incurred.

TENURE
Freehold. The land is subject to a grazing licence for a period of 3 years with effect from 31st March 2010 at a rent of £5 per annum. No more than 5 horses are permitted to be grazed on the land at any one time under the terms of the agreement.
