Property auction offers land and investment deals across the region

Cheffins December Property Auction will feature 13 lots, including development opportunities, land, residential properties and a smallholding.

For those looking to add to their investment portfolio, the Colourbox Montessori Nursery on Haverhill Research Park offers a rental income of £61,065 per annum. Against its estimate of £750,000, this offers a strong gross yield of just over 8 per cent. The modern purpose-built premises were constructed in 2015, with over 4,025 sq ft of accommodation, car park and drop off area. It is situated on the Haverhill Research Park which is a 30-acre landscaped park with Enterprise Zone status and planning permission for over 450,000 sq ft of development. It is also home to over 150 new houses, built by Taylor Wimpey and is in a convenient location for those working in Haverhill or Cambridge.

There are also a series of development plots available. The most generous of these is a development site of eight partly-constructed residential units in Feltwell, near Thetford. These comprise of a mixture of new build property and conversions of brick and flint barns and farmhouses which are in varying stages of completion. They range from three to four bedrooms and each includes gardens and parking.  It is estimated that the site has a gross development value of over £2m and has a guide price of £350,000.

On a smaller scale, a detached cottage in Brinkley, near Newmarket, has 2.07 acres of grassland, ponds and woodland, with superb countryside views towards Cambridge. It has planning consent for a replacement four bedroom house and carries a guide price of £380,000 - £400,000. Similarly, there is a cleaned five-acre plot just outside the picturesque Finchingfield village which has planning permission for a single new build property. It has a guide price of £200,000.

From a residential perspective, there is a smallholding available near Ramsey, Huntingdon. This includes a two-storey cottage in need of renovation, a range of outbuildings and a parcel of agricultural land extending to 5.9 acres. The property has four bedrooms and two reception rooms as well as a garden and gravel drive. It has a guide price of £175,000 - £200,000.

Ian Kitson, Director, Cheffins comments:“This sale offers some good quality lots, especially for those looking for potential investment or development opportunities. The Montessori Nursery on Haverhill Research Park is an unusual prospect offering higher than usual yields for the local market. It is in a strategic location within an area which has been earmarked for significant development and housing over the coming years, as Haverhill continues to grow in popularity with first time buyers and young families.

Similarly, housing continues to be at a premium in our region with strong demand for new homes at varying price brackets. The site at Feltwell offers a fantastic site for a small-medium size housebuilder to finish a project with a strong GDV, whereas the smaller plots could work for end-users looking to build their own property. For those looking for ‘the good life,’ Holly Tree House near Ramsey offers a good opportunity to run a smallholding. We also have more land lots available in this sale than we have in recent months. Land is always in strong demand, and the lots within the sale vary from small, grassland parcels to mature woodland and Grade I arable land.”

The auction will take place on the 6th December from 2pm at Cheffins, Clifton House, 1&2 Clifton Road, Cambridge, CB1 7EA.

Cheffins’ September auction generated a total of £3,258,000 in sales with a 75 per cent sale rate.
